Crack Seal Vs. Mastic Crack Seal for Parking Lots

Serving Kansas and Oklahoma

Parking lot pavements are subject to slow-moving vehicle traffic and foot traffic, so durability and functionality are important for our clients. The parking lot crack sealant Circle C Paving uses specifically formulated for parking lot pavement and asphalt.

Be proactive when you see cracks beginning to form in your asphalt. Crack and mastic crack sealing help with key issues:

  • Prevent water from penetrating the asphalt and compromising the base
  • Prevent sand, stone, and other materials from filling the cracks and causing stress
  • Increase longevity of parking lot by stopping crack growth

Crack Seal

This cost-friendly option provides a solid water seal and can generally extend the life of your parking lot surface by two to five years. Unfortunately, depending on the crack, this method is not recommended. Alligator cracking and block cracks, for example, indicate a problem with the structure or base. Circle C Paving will perform a complete inspection before recommending any work.

Mastic Crack Seal

If your parking lot sees its fair share of traffic, a mastic crack seal may be better. Mastic is extremely flexible, providing an air-tight and waterproof seal. Circle C Paving’s mastic crack seal solution is designed for large cracks and distressed surface areas that are too small for repaving.

Circle C Paving’s superior mastic crack seal does not need to be compacted to achieve 100% density. Also, it can better withstand Kansas freeze/thaw winters, traffic, and thermal movement, and contains selected aggregate to ensure good load bearing and skid resistant characteristics.
